Just for your information

It is totally illegal in the province of Qu├ębec to ask for a security deposit. The only thing they can ask for is to pay a month in advance your rent, and this at the signature of your lease.

If you need more information about this, you can look for information at this site http://www.rdl.gouv.qc.ca/en/accueil/accueil.asp

"When the lease is signed, the landlord may require the tenant to make the first rent payment and even make that a condition for signing the lease. However, the landlord cannot require more than that, for example, a deposit for the keys to the dwelling or as a safeguard against damage the tenant may cause. " source: http://www.rdl.gouv.qc.ca/en/accueil/accueil.asp

I hope it answers your question
